You hold the lease and the city licence. You live there. We run the stays while you’re away.
Luvilla Collection is a hosting program for residents of downtown Vancouver and the North Shore who hold their own lease and City licence and are away a hundred nights or more a year. We host the nights you’re away and you come back to a home set up the way you left it.
Who is Luvilla Collection for?
Condo and townhome residents who are out of the city for weeks at a time: consultants and crew on rotation, people with a second base abroad, anyone whose empty nights could be paying for themselves. The home is your principal residence and you hold the lease or own it.
How does Luvilla Collection work?
- A call, then a visit. Ten minutes on the phone tells us whether the three things below are in place. If they are, we come and see the home.
- Landlord, then licence. Your landlord, and your strata if you have one, agree in writing. Then the City of Vancouver licence is issued in your name. We tell you what the City asks for.
- Set-up, photos, listing. We record the home room by room with you there, agree what stays out and what’s locked away, then photograph and list it with your licence number on the listing.
- The nights you’re away. You give us your travel dates. We host in between, and the home is cleaned and reset to the recorded standard before you’re back.
What has to be true before Luvilla takes a home on?
- It is your principal residence.
- Your landlord, and your strata if there is one, has agreed in writing.
- The City of Vancouver short-term rental licence is in your name.
If any of the three is missing, we’ll say so on the first call rather than waste your time.

Questions Vancouver residents ask about hosting while they’re away
Can I host guests in a condo I rent in Vancouver?
Yes, if it is your principal residence, your landlord and strata approve in writing, and you hold the City of Vancouver licence in your own name. The City requires what it calls a short-term rental business licence for any stay under ninety consecutive days.
Do I need my landlord’s permission to host guests in my rented condo?
Yes, in writing, before anything else. If your landlord wants to hear how it runs, put us on the call.
Does my strata need to allow it?
Yes. The City asks for strata approval before you apply, so a strata bylaw that bans short stays ends the conversation. We ask about it on the first call.
Who holds the City of Vancouver licence?
You do. The City issues one licence per person, to the person who lives in the home, so it’s in your name. We tell you what the City asks for and how the process has gone for other residents.
Is this a sublet?
No. Guests stay a few nights at a time, the way they would in a hotel, and nobody gets a tenancy. You stay the only resident.
What if I come home early?
It’s your home. You come back whenever you like, at no charge. Tell us your dates as early as you can and we take them off sale; booked nights stay booked.
What happens to my things while guests stay?
Your personal things go into a locked closet or room guests don’t use. Everything else is recorded in photos and video before the first guest, and every turnover is checked against that record.
How do I get paid?
Guests pay the booking platform and the money comes to us first. We take out the costs and our fee and send you the net amount on the 20th of each month, with a statement that shows every booking behind it.
