Between Ambleside and the British Properties, a listing above three million can sit for months while the mortgage, the property tax, the insurance, and the landscaping keep running. Meanwhile the house is empty, and an empty house shows worse than a lived-in one.
We operate West Vancouver homes as furnished residences while the owner is away or while the home is listed. The owner keeps the property, the listing, and the calendar. We handle everything else.
What we actually do

What makes West Vancouver different
Three things change how a home here has to be run.
The licence question comes first.
British Columbia’s Short-Term Rental Accommodations Act and the District of West Vancouver’s own bylaws decide what a specific address can legally do. Two houses on the same street can land in different places. We check the address before we talk about numbers, not after.
The homes are large and the guests are few.
A seven bedroom house is not a downtown condo with a lockbox. Turnovers take a crew, not a person. Pools, elevators, and irrigation systems fail in ways that need a trade on site the same day.
The owners are not local operators.
Most West Vancouver owners we work with are travelling, holding a second residence, or waiting out a sale. They do not want a second job. They want a monthly statement.
What it costs to start
Nothing.
No setup fee. No management fee paid in advance. If the home needs furniture to be guest ready, we handle the furnishing. Our fee comes out of what the home earns, after it earns it. If the home earns nothing in a month, we bill nothing.
We do not sign fixed rent leases with owners and we do not create a tenancy. Guests stay on a transient basis.
