We manage high-end furnished homes as hospitality operations. That covers the listing, the pricing, guest communication, housekeeping, maintenance, vendor coordination, and the compliance paperwork. The owner keeps the title and the final say over the calendar.
No. We aren't a brokerage and we don't represent buyers or sellers. If you need a licensed agent we'll point you to one, and we work alongside your agent when a home is on the market.
Nothing upfront. There's no sign-up fee, no monthly retainer, and no fixed rent paid to you. We're compensated as a share of what the home earns, so our income only exists after yours does.
No. You block the dates you want for yourself, and those dates stay blocked. Most of our owners travel often, and the home earns while they're away rather than sitting closed.
Guests stay on a transient basis and never hold exclusive possession of the home. We don't sign leases with guests, and no one moves in.
The owner funds the setup, and the owner owns what's bought. We handle the sourcing, the design, the install, and the photography so it's done once and done properly.
Rates move with demand. We watch the local market, the booking pace on our own calendar, and the events that pull people into the North Shore, then adjust. A luxury home priced as a hotel room all year leaves money on the table in July and sits empty in November.
We collect the revenue, deduct the documented operating costs and our management fee, and send you the balance on the 20th of each month. You'll never receive an invoice from us. You'll receive a statement showing what came in and what went out.
British Columbia's short-stay rules changed in 2024 and municipalities apply them differently. Licensing is tied to the property and to the owner, so it stays in the owner's name. We prepare the paperwork, file what can be filed on your behalf, and tell you plainly when a home doesn't qualify. We'd rather lose the contract than run a home that shouldn't be running.
You sell. We don't block a sale and we don't hold your listing hostage. Your agent gets a home that's furnished, photographed, and producing income while it's on the market, which is an easier home to show than an empty one. If a buyer wants to keep the operation running, we'll talk to them. If not, the agreement ends at the term.
