In Vancouver, the licence question comes first

The City of Vancouver requires a short-term rental business licence for any stay of less than 90 consecutive days. The rules are specific: the home must be your principal residence, each person may hold one licence, strata or landlord approval is required before applying, and the licence number must appear in every listing. The City publishes the fees openly: a $1,108 annual licence fee plus a $77 application fee, renewed by December 31 each year. Operating without a licence can lead to fines or prosecution.

What this means in practice: if the home is your principal residence, shorter hosted stays are on the table and we prepare the paperwork. If it is not, the home is hosted on longer stay terms instead. Which side of that line your address falls on is the first thing we confirm, before any talk of income, because a number without a licence behind it is fiction.

What a hosted home keeps

There is no lease over your home. You remain the owner, you keep the calendar, and you block your own dates whenever you want the house. Guests are screened and sign a stay agreement before arrival, the home is kept to hotel standard, and the same local team that manages the property handles pricing, guest service, housekeeping and maintenance for short, mid and extended stays. On the money side: booking revenue is collected first, operating costs and the management fee are settled, and the balance is remitted to you monthly. There is no upfront management fee, and if the home earns nothing, there is nothing to charge.
