Luxury Property Management in West Vancouver

We run high-end homes as hospitality assets. You keep the title, the keys, and the final say over the calendar. We take the listing, the pricing, the guests, the vendors, and the paperwork that keeps the home compliant. Nothing is due upfront. We’re paid out of what the home earns, so we only do well when the home does.

How an Owner Starts

Most owners come to us with a house that sits empty for part of the year. The first conversation is short, and it costs nothing to have it.

The Homes We Run

We work with detached homes, waterfront and view properties in West Vancouver, the North Shore, and Vancouver. These are houses that photograph well, sleep a family and their guests, and hold up to hotel-grade housekeeping. If your home is one of them, it can earn while you travel and still be yours the week you come back.

Our Service Process

01

Walkthrough and Assessment

We visit the home, review the street and strata rules, and tell you what we think it can do. No cost, no obligation, and no pressure to list.

02

Agreement and Setup

We put the terms in writing first. Setup is owner funded and stays owner owned, and we manage the work: furnishing, styling, photography, and the licence paperwork the city asks for.

03

Launch

The home goes live across the booking channels we operate. Rates move with demand rather than sitting at one number all year, and the first guests arrive under a house standard we’ve been refining since 2017.

04

Operate and Report

We run the home day to day and settle with you monthly. We collect the revenue, deduct the documented operating costs and our management fee, and send you the balance on the 20th of each month. There’s no invoice for you to pay.

What Running the Home Looks Like

A five-star hotel is a set of standards repeated without exception. That’s the whole trick, and it’s what we install in a private home.

Four Things We Own for You

Owners hand over four jobs when they sign. These are the four.

Revenue

Listing, photography, channel distribution, and nightly rates that move with demand instead of sitting still all year.

Housekeeping

Hotel-standard cleaning and linen between every stay, inspected and photographed, with consumables restocked before arrival.

Maintenance and Vendors

Trades booked, supervised, and billed at cost with receipts. Small problems get fixed before a guest ever writes about them.

Compliance and Response

Licence paperwork kept current, noise monitored, and a 24/7 line for guests and neighbours alike.

Since 2017

We started with one homestay in Vancouver and learned this business the expensive way. Nine years later the standard is the same one we wrote after the first mistake. Owners can read that story before they call us. For a straight answer on your own home, ask for our sales team: 604-712-8002 or sales@luvilla.com.

Frequently Asked Questions

What does Luvilla actually do?

We manage high-end furnished homes as hospitality operations. That covers the listing, the pricing, guest communication, housekeeping, maintenance, vendor coordination, and the compliance paperwork. The owner keeps the title and the final say over the calendar.

No. We aren't a brokerage and we don't represent buyers or sellers. If you need a licensed agent we'll point you to one, and we work alongside your agent when a home is on the market.

Nothing upfront. There's no sign-up fee, no monthly retainer, and no fixed rent paid to you. We're compensated as a share of what the home earns, so our income only exists after yours does.

No. You block the dates you want for yourself, and those dates stay blocked. Most of our owners travel often, and the home earns while they're away rather than sitting closed.

Guests stay on a transient basis and never hold exclusive possession of the home. We don't sign leases with guests, and no one moves in.

The owner funds the setup, and the owner owns what's bought. We handle the sourcing, the design, the install, and the photography so it's done once and done properly.

Rates move with demand. We watch the local market, the booking pace on our own calendar, and the events that pull people into the North Shore, then adjust. A luxury home priced as a hotel room all year leaves money on the table in July and sits empty in November.

We collect the revenue, deduct the documented operating costs and our management fee, and send you the balance on the 20th of each month. You'll never receive an invoice from us. You'll receive a statement showing what came in and what went out.

British Columbia's short-stay rules changed in 2024 and municipalities apply them differently. Licensing is tied to the property and to the owner, so it stays in the owner's name. We prepare the paperwork, file what can be filed on your behalf, and tell you plainly when a home doesn't qualify. We'd rather lose the contract than run a home that shouldn't be running.

You sell. We don't block a sale and we don't hold your listing hostage. Your agent gets a home that's furnished, photographed, and producing income while it's on the market, which is an easier home to show than an empty one. If a buyer wants to keep the operation running, we'll talk to them. If not, the agreement ends at the term.
