Your home, managed by one local team.

Guests, cleaning, upkeep, and the monthly statement. We do the work, and you see every number.

How your home runs with us.

We set the nightly rate ourselves and move it with the season, the calendar, and what else is open near you. Nothing sits on autopilot.

The same team that prices the home also runs it. Guest screening, check in, cleaning, linen, and the small repairs that turn up on a Sunday. None of it goes to a subcontractor.

Why owners hand us the keys.

One team, not a chain of contractors. We hire, train, and pay the people who touch your home.

House rules that hold. No parties, noise monitoring, and a separate stay agreement every guest signs. A guest who breaks it leaves.

Money that arrives on a date. We collect first. The fee and the costs are settled before the money moves, and the net reaches you on the 20th of each month.

Local, and here on a Sunday. West Vancouver and the North Shore is the whole map.

Why the same home earns more with us

Your home sits empty for months while you’re away. That’s the time we turn into income, and the difference between a home that earns a little and one that earns a lot is how professionally those months are run. Two things decide the number: the rate each night goes out at, and how many of those nights it goes out at all. Most managers work on one of them. We work on both, every week, for every home.

We price the calendar, not the booking

Every night has its own rate, and it moves with the season, the week, and what else is open near you. A long weekend in July and a Tuesday in February are not the same night, so they don’t get the same price. We’d rather sell fewer nights at the right rate than fill the calendar cheaply, and your monthly statement shows which one we chose.

Sold as a hotel, not a rental

The home is set up, photographed, and presented to a hotel standard, then listed on the channels your guests actually use, including direct. Presentation is what a guest pays for before they arrive, and it’s the part most listings skip.

The right guest, every time

Every booking is screened before it’s confirmed. House rules are written into a stay agreement, noise is monitored, and a guest who breaks the rules leaves. A home that’s looked after keeps its reviews, and reviews are what hold the rate up next season.

One local team, on the ground

The people who price your home are the people who clean it, meet the guest at eleven at night, fix the tap the week it drips, and answer you the same day. Nothing is handed to another company. That’s why the home stays in the condition it was handed over in, and why the reviews read the way they do.

Licensed, so the calendar never goes dark

The municipal licence and the provincial registration are prepared, kept current, and filed on your behalf. A listing without them gets taken down, and a home that’s taken down earns nothing while it waits. That’s the difference between a calendar that runs all year and one that stops for paperwork.

That’s the whole method. Two ways to start, and neither one commits you to anything.

Licensing and compliance

The licensing and compliance paperwork a municipality asks for, prepared, kept current, and filed on your behalf.

A home that stays in condition

Every turnover is inspected and photographed, and the small repairs get done in the week they appear rather than the month after. You get the home back in the state you handed it over.

Start with your address.

Send the address and we come back within one business day with one page: what the home would run at, what it costs to run, and what would be left. No fee, and nothing to sign.

Frequently Asked Questions

How do you decide what to charge per night?

We set the rate ourselves and move it with the season, the calendar, and what else is open near you. Every booking, and the rate it went out at, shows on your monthly statement.

Guest screening and communication, check in and check out, housekeeping and linen, maintenance, and the licensing paperwork. One team does all of it. Your home is never handed to another company to run.

A guest reaches a person, not a queue. Small repairs are handled in the week they appear. Anything that needs your decision comes to you with the cost before we spend it.

We prepare the licensing and compliance paperwork a municipality asks for, keep it current, and file what can be filed on your behalf. Insurance stays in the owner's name, and we tell you plainly what a policy needs to cover before a first guest arrives.

Yes. Block the dates in advance and we work around them. Give us enough notice and there is nothing to cancel.

Every month. The statement shows what came in, what each cost was, and what is left, and the net reaches you on the 20th.

Guests are screened before arrival and every turnover is inspected and photographed, so damage is caught the same day rather than a month later. Where a platform offers host protection we file the claim for you, and anything outside it is assessed and settled against the guest.

The home is clean and the small things work, and someone answers when a guest writes at eleven at night. Most of a review is decided before anyone types it.

Yes. Your home is photographed properly and distributed across the booking channels we operate, with nightly rates that move with demand rather than sitting at one number all year.

Because we work both sides of the number. Each night is priced on its own and moved with demand, and the home is presented and run to a hotel standard so that rate holds. Screened guests, a written stay agreement, monitored noise, and a local team that fixes things the week they appear keep the reviews high, and reviews are what carry the rate into next season. We'll show you the range for your address before we ask you for anything.

Yes. We keep hosting quiet. There is no signage and no lockbox on the door. Every guest is screened and signs a stay agreement before arrival, quiet hours are enforced with noise monitoring, and arrivals are handled in person by our local team. The home stays presented as a private residence, because that is what it is.

No. There is no lease over your home. You remain the owner, you keep the calendar, and you block your own dates whenever you want to use the house. The agreement is a management arrangement, and revenue is shared instead of a fixed rent.

Ask for our sales team. Call or text 604-712-8002, or email sales@luvilla.com. He walks the home, tells you plainly whether it suits this, and puts the terms in writing before anyone touches the house.
